Wimberley Market Update

If I were to sum up Wimberley's market in a word, it would be consistent.  While market trends nationwide would indicate "The sky is falling,"  here in the land of big skies, we appear to have more gravity.  Where our market is holding fairly steady, is in pricing.  Less homes have actually sold in 2009, but less homes are also being actively marketed. The attitude of many sellers in our market is, " I don't have to sell.  If I can't get my price, I'll wait it out."

I've often said that "The one common denominator in Wimberley is that we all choose to live here.  There is not one job contingent on relocating to our area of the hill country."  By the same token, we have less people that are likewise compelled to leave.  We have never led the nation in foreclosures.  People looking for real estate bargains might be disappointed, but buyers looking for homes that retain their value when other parts of the nation are tanking should seriously consider investing.

YTD Sales in 2008 show 132 homes sold.  Broken down by price range, 66 were  between 100-200K, 37 between 200 and 300K, 16 betweem 300-400K, 7 in the 400-500K price range and only 6 homes sold for over $500K.

Now, let's take a look at 2009.  We've only had 98 homes sold to date this year. Broken down by price range, there were 2 sales <100K, 50 between 100 and 200K, 23 homes sold between 200 and 300K, 9 300-400K, 6 sold between 400-500K, 2 >500 and <600K, 1 between $700 - $800K and only one property has sold for over $1,000,000.  

On this date in 2009, I can tell you that there are 169 homes on the market in Wimberley.  Six of them are currently under a contingency contract (meaning they will close as soon as the contingency is met, usually the sale of the current home).

41  homes listed between $100 - 200K

50  between $200 - 300K

25  between $300 - 400K

12  between $400 - 500K

11  between $600 - 700K

6   between $700 - $800K

3  between $800 - $900K

and 8 properties for over $1,000,000.

When pricing your property to sell, consider that we are a UNIQUE market.  The Wimberley buyer ranges from the week enders, bed and breakfast enthusiasts, investors, telecommuters, retirees and families permanently relocating specifically to enjoy our way of life.  Consider the target market for your home and make sure your Realtor knows how to target that market.
